{"id":1803,"date":"2019-02-22T11:23:45","date_gmt":"2019-02-22T18:23:45","guid":{"rendered":"https:\/\/research.wpcarey.asu.edu\/real-estate\/?page_id=1803"},"modified":"2021-10-26T11:31:41","modified_gmt":"2021-10-26T18:31:41","slug":"reit-portfolio-practicum","status":"publish","type":"page","link":"https:\/\/research.wpcarey.asu.edu\/real-estate\/reit-portfolio-practicum\/","title":{"rendered":"REIT Portfolio Practicum"},"content":{"rendered":"\n<p>The REIT Portfolio\nPracticum class is a two \u2013semester (3 credit hour) course which allows students\nto act as manager and analyst for an investment portfolio of Real Estate\nInvestment Trust (\u201cREIT\u201d) stocks.&nbsp; Students\nwill analyze, research, underwrite, and invest up to five hundred thousand\ndollars ($500,000), of money gifted to W. P. Carey School of Business by a\nlocal REIT, specifically for investment into publicly traded REIT stocks. <\/p>\n\n\n\n<p>What is a REIT? (Pronounced\n\u201cREET\u201d) It is a public or private corporation with special tax treatment that\ncombines investment capital of potentially thousands of individual investors to\nacquire or finance real estate assets. Similar to a mutual fund comprised of\nreal estate assets, REITs provide investors the advantages of a diversified\nportfolio coupled with highly skilled management teams at the helm.<\/p>\n\n\n\n<p>The class is a\ncombination of two sections, graduate students and undergraduate working on\ninterdependent investment teams.&nbsp; <strong><em>Class\nsize is limited<\/em><\/strong> to maintain opportunities for peer interaction and access\nto industry executives. There are numerous team assignments and projects. The\ncourse covers a wide array of financial statement analysis, fundamental real\nestate analysis, macro-economic effects on value, and REIT-specific\nunderwriting and valuation metrics. The course will focus on both qualitative\nand quantitative analysis to enable students to make carefully crafted\ninvestment decisions.&nbsp; <\/p>\n\n\n\n<p>The REIT Portfolio Practicum, launched Fall of 2018 and is limited to 16 students. Students interested in this course must submit an application for enrollment. Applications for the Fall 2022 will be open March 2022. <\/p>\n\n\n\n<p><strong>Apply to the\nprogram: <\/strong><\/p>\n\n\n\n<p>Enrollment in the course requires: Meet academic pre-requisites: <\/p>\n\n\n\n<p><strong>REA 494<\/strong> \u2013 W.P. Carey BS or BA student, OR Non-business students with minimum 56 earned hours and 3.0 ASU GPA. Must have completed: FIN 302, FIN 303, or REA 456, or ACC 340<\/p>\n\n\n\n<p><strong>REA 594<\/strong> &#8211; &nbsp;MRED Student or 2<sup>nd<\/sup> year MBA student<\/p>\n\n\n\n<p>Make application no later than April 15, 2022 for Fall 2022 Term.
